South San Diego is the southeast quadrant of San Diego County. This area is rich in culture and history, and is at the center of one of the richest economic and culturally diverse zones in the US.
Chula Vista is the largest South San Diego community, with a population of about 250,000. Founded in the early 19th century, homes for sale in Chula Vista feature historic Mission style architecture, but also due to fast population growth, you may find condos, apartments, and recently built single-family homes that fit in your budget.
Owning up to its Spanish name origins – beautiful view – Chula Vista is located between the foothills of the Jamul and San Ysidro Mountains and the San Diego Bay. Also located in the city is one of America’s few year-round Olympic Training centers. Other tourist destinations include Cricket Wireless Amphitheater, Sleeptrain Amphitheatre, the Chula Vista Marina (great for sports fishing and whale watching enthusiasts), and the Living Coast Discovery Center. Otay Valley Regional Park is located partially within Chula Vista, where it covers the surrounding river valleys, great for hiking and walking.
Chula Vista is growing at a fast pace, with major urban developments taking place. Thousands of new homes have been built in the Otay Ranch, Lomas Verdes, Eastlake, and Otay Mesa areas. Real estate in Eastlake and Otay Ranch is in high demand due to the beautiful surroundings, close proximity to the San Diego National Wildlife Refuge, and short drive to urban and industrial areas.
Bonita is considered a more rural area and an equestrian territory, with a population of about 10,000. Bonita residents would agree the most visible features of Bonita’s recreational life is the walking trails. It sits in a gorgeous valley and gives residents the feeling of living on the ranch, but not too far from city life. Real estate in Bonita consists of mostly single-family homes and ranches.

Imperial Beach is a residential beach community with a population of about 26,000. This city is the most southern beach city in California, just 14 miles south of downtown and 5 miles northwest of Tijuana, Mexico.
Imperial Beach encompasses nearly 4 miles of beach. The Boca Rio beach break, one of San Diego County’s best surf spots is located here. This beach community has undergone a significant makeover in the last ten years to become more commercially viable. However, aside from a few smaller hotels, Imperial Beach remains a highly residential city with little hotel accommodation for visitors.
The Farmer’s Almanac consistently ranks Imperial Beach within the “Top 10 Best Weather Cities in America”, with temperatures 10 degrees cooler than inland areas in the summer, and 10 degrees warmer in the winter. It is mostly or partly sunny 323 days of the year in Imperial Beach! Most residents rarely pay for heating or air conditioning their homes.
